Standalone agent coverage from ZenBusiness starts at $99 plus state fees and renews at $199 a year. Nothing deceptive in either number. What goes wrong is the comparison: shoppers put the $99 next to somebody else's permanent rate and think they are looking at like against like. They are not. Companies keep this arrangement for decades, so $199 is the number that counts.

Pennsylvania Changed and Not Every Vendor Noticed

This is the part worth your attention more than the fifty dollars.

Until recently, Pennsylvania had no annual report. Entities filed a decennial report, once every ten years, and years of national guidance was written on that basis. Act 122 of 2022 ended it. Starting calendar year 2025, every LLC here files an annual report. $7. Window opens January 1, closes September 30. Your first one is due the calendar year after you register.

Enforcement is coming, not here yet. There is no late fee, but administrative dissolution follows roughly six months past the deadline, and the state has said the clock starts with reports not filed in 2027.

Now the practical point. A rule this young means any Pennsylvania page written before 2023 and not revisited since may still tell readers this state has no yearly filing. That happens to national brands more than local ones, simply because fifty states of copy is fifty states of maintenance. We are not accusing anyone of anything; we are saying that before you buy compliance reminders from a vendor, it is fair to check whether their Pennsylvania material reflects the Pennsylvania rules of 2026. Pull up whatever page your current provider publishes about this state and see what it says about annual reports.

And the Rule Behind the Rule

While you are checking: PA has no registered agent. It has a registered office, one Pennsylvania address, kept on the record without a break. Rent that address from a company authorized to be named instead of it and the company is a Commercial Registered Office Provider. That is what every vendor in this market is selling here, whatever their marketing calls it.

Which means if you already have a Pennsylvania street address you do not mind publishing, put it on the form and hire nobody. That is a complete, compliant answer and it costs zero dollars. Saying so costs us a sale now and then. It is still the correct thing to put on the page.

What $99 Gets You

A Pennsylvania street address on your state record instead of your own. Same-day scanning of anything served on it, with the alert going out as the file lands. Deadline notices ahead of September 30. A renewal invoice that reads $99 in year one and $99 in year nine.

Not the cheapest, and we never said it. BetterLegal lists $90, which beats us by nine dollars. $99 just lives in the low band of flat Pennsylvania pricing and never leaves it.
